PATRIZIA’s international HQ in Covent Garden wins ‘Development of the Year’ at the PROPS Awards 2025

The international headquarters building of PATRIZIA has been named ‘Development of the Year’ at the 2025 PROPS Awards.

  • Award recognises the transformation of the former H Club, or “Hospital Club”, into PATRIZIA’s new international hub - a sustainable, hospitality-led workplace of the future
  • Endell Street is PATRIZIA’s largest international office outside Germany hosting 200 experts for real estate and infrastructure investments as well as technology
  • A deep retrofit, distinctive interior design and street art installations showcase new ways of working while highlighting social entrepreneurship and the power of art in public spaces

London. 22 May 2025. The international headquarters building of PATRIZIA, an investment manager in smart real assets, has been named ‘Development of the Year’ at the 2025 PROPS Awards. This accolade celebrates the transformation of 24 Endell Street, the former H Club in Covent Garden, into an innovative, sustainable, people-centric and hospitality-led workplace that sets a new benchmark for the future of work.

The award-winning development, which opened its doors in July 2024, is home to more than 200 PATRIZIA employees across its real estate, infrastructure and technology divisions. It is PATRIZIA’s largest international office location outside of Germany, bringing together its pan-European investment platform, its technology expertise and the PATRIZIA Foundation UK under one roof.

Led by PATRIZIA in collaboration with Buckley Gray Yeoman and BGY ID, the project involved a deep retrofit of the historic Victorian building. The design retained and repurposed over 200 original items from the H Club, including furniture, artwork and the iconic chandelier, while integrating bespoke street art curated through the PAT Art Lab, a social enterprise promoting the power of art in public spaces. The building showcases original works by seven renowned street artists – Remi Rough, Ben Eine, Unify, Pref, MADC, Art + Believe, and Soda – whose pieces were commissioned to inspire creativity and reflect the building’s cultural legacy. 

The five-storey, 48,000 sq ft building now features a wide range of hospitality and wellness amenities, including a bar and restaurant, landscaped roof terrace, gym, family and contemplation rooms, and a private client lounge. It is also one of the most digitally connected buildings in London, enabled by PATRIZIA’s smart building platform, Ambio.

The project achieved BREEAM Excellent, EPC B, and WiredScore Gold certifications, with 98% of on-site waste recycled and extensive reuse of original materials.

The PROPS Awards is a prominent event in the UK property industry calendar, recognising outstanding achievements across development, investment and innovation. Organised by Variety, the Children’s Charity, the awards also raise funds to support disabled and disadvantaged children across the UK.
